The thinking behind
the footprint.

A closer look at how I evaluate opportunity, connect the data, and guide retail real estate decisions.

01

The right market. The right block.

Connecting customer opportunity, brand fit, and site economics.

Site selection
Strategy framework

The question

Where does the brand have a compelling opportunity to grow—and which location best supports it?

My approach

I bring market and trade area analysis together with customer demographics, site tours, financial assumptions, and the surrounding retail environment to guide site selection.

Strategy framework. This describes my approach; it does not present a completed project or disclose an employer’s expansion plans.

02

Beyond the foot traffic.

Putting center traffic and store performance in the same conversation.

Retail analytics
Strategy framework

The question

What does traffic tell us about a location when we consider it alongside the store’s retail performance?

My approach

I contextualize center traffic supplied by brokerage partners with store retail data to assess and monitor KPIs, including SPT, conversion, and capture rates. I check the definitions, time periods, and data coverage before drawing comparisons.

Strategy framework. No internal performance figures, dashboards, or confidential source data are shown.

03

A stronger retail footprint.

Balancing growth, reinvestment, and the performance of the existing fleet.

Portfolio strategy
Strategy framework

The question

Where should a retailer invest, reposition, or renegotiate to strengthen its portfolio?

My approach

I evaluate new stores, relocations, remodels, and renewals through market opportunity, store performance, capital requirements, and lease economics. I work with cross-functional partners to turn that analysis into clear recommendations.

Strategy framework. Specific historical case studies and verified outcomes can be added as publishable material becomes available.

02 / My approach

A place for
every ambition.

Strong retail real estate strategy connects who the customer is, where the brand belongs, and what makes the investment work.

01

Understand the customer.

Bring customer insight, trade area characteristics, and shopping patterns into the market conversation.

02

Find the right fit.

Evaluate the market, the retail environment, and the specific site through the lens of the brand.

03

Make the economics work.

Connect sales assumptions, occupancy costs, lease terms, and capital requirements to the recommendation.

04

Lead through execution.

Align brokers and cross-functional partners around decisions, responsibilities, and the path to opening.

A retailer’s instinct.
A landlord’s perspective.
